I´m not sure if you can merge queries from Bex and Universes since I never used Bex Queries.

But if you can , merge on both Location Id into a merged dim [Location merged].

Create a dimension variable [Location final] = Right ([Location merged];6), this will give you a unique Location Id with 6 digits, next step, create a detail variable [Detail Lease Term] with associated dimension [Location final], use

[Location final] and [Detail lease term] in your table.
